GLAR EXCLUSIVE BUYER AGENCY CONTRACT

REVISED FORM 7/17/2024:

GLAR's Exclusive Buyer Agency Contract

The GLAR Board of Directors recently approved revisions to our Exclusive Buyer Agency Contact to comply with the updated information from the NAR settlement and their best practices for buyer agreements. If you have agreements extending beyond August 13, 2024, a new copy of this version of the form needs to be re-signed.

TERMINATION OF BUYER BROKER AGREEMENT

NEW FORM: GLAR's Termination and Release of Exclusive Buyer Agency Contract

The GLAR Forms Committee has introduced a new form called the Termination and Release of Exclusive Buyer Agency Contact to be used as a companion form to the Exclusive Buyer Agency Contract. This form is used when an Exclusive Buyer Agency Contract needs to be terminated or the agent released.

MULTIPLE LISTING CONTRACT & LEASING CONTRACT

REVISED FORMS 1/2/2025:

Multiple Listing Contract &

Multiple Listing Leasing Contract

New language has been incorporated into the Multiple Listing Contract and the Multiple Listing Leasing Contract to comply with the NAR Settlement Agreement.

The NEWLY revised versions are now available for use on Transaction Desk.

ADDENDUM TO MULTIPLE LISTING CONTRACT

NEW FORM: Addendum to Multiple Listing Contract

The Addendum to the Multiple Listing Contract form will only be used if a Broker has an ACTIVE Listing Contract executed prior to the June 2024 version of the Multiple Listing Contract and that listing extends past August 13, 2024.

Why Were These Changes Made?

The Greater Louisville Association of REALTORS® and Metro Search, Inc. (MSI), our MLS Company, have opted in to be covered by the NAR settlement. We are continuing to work diligently to make sure our forms and contracts are in compliance with the settlement requirements. Modifications will be made as necessary and communicated to membership as NAR Settlement information continues to evolve.

How Many Forms Does This Affect?

There are currently 3 revised forms and 2 new forms. We will alert members if any other forms are added or changed.

- (REVISED 7/17/24) Exclusive Buyer Agency Contract

- (NEW) Termination of Exclusive Buyer Agency Contract

- (REMOVED) Broker Compensation Agreement has been removed.

- (REVISED 1/2/25) Multiple Listing Contract

- (REVISED 1/2/25) Multiple Listing Leasing Contract

- (NEW) Addendum to Multiple Listing Contract

Where Can I Find the New Forms?

All forms are now available and accessible for member use on our online forms platform, Transaction Desk.

What If I Already Have A Previous Version Of These Forms Signed ?

The only forms this should affect at this time is the Exclusive Buyer Agency Contract and the Multiple Listing Contract.

We recommend that you have the newly revised Exclusive Buyer Agency signed with any existing client and any new client, and begin using this version of the form moving forward.

If your Multiple Listing Contact is executed prior to the June 2024 version and that listing extends past August 13, 2024, you will need to complete the Addendum to the Multiple Listing Contract form at that time.
